HAISHU District

Haishu District, located in the center of Ningbo, borders on the Fenghua River in the east, reaches north to Yuyao River, and borders Yin County in the southwest. It covers an area of 29.4 square kilometers with the population of 306,600, and has jurisdiction over 8 neighborhood offices. The district is the site of Ningbo municipal Party committee of the Communist Party of China and Ningbo municipal government. It is the political, economic, and cultural center of Ningbo.

Haishu District is known for its long history. As a core area of famous historic and cultural district in Ningbo, she has a cultural deposit of a thousand years. Haishu is so named by the ancient Drum Tower – “Haishu Tow
er” that was built in the first year of Changqing, Tang Dynasty. There are also Tianyi Pavilion – a storied building for book collection as a national cultural relic under special protection and a cultural relic under provincial protection - the old site of White Cloud village in which the great thinker Wang Zhongyi gave lectures during the end of Ming Dynasty and the beginning of Qing Dynasty. Tianfeng Tower and Xiantong Tower which were both built in Tang Dynasty and City God (Chenghuang) Temple of Ming Dynasty and so on are all in this district, too.

The infrastructure of Haishu district is well equipped, and the traffic is convenient. Terminals of Ningbo of railways and automobile south station are under the jurisdiction of this district. They are only 8 miles away from Leshe airport f Ningbo and separated by one bridge with Ningbo port .The entrance and exit of expressway which joins Ningbo, Hangzhou and Shanghai are set up in this district. Meanwhile almost all urban public transportation routes and taxies start running from the district.

Haishu district is located in the busiest section of Ningbo, which is the business and commerce center of Ningbo. There are many large comprehensive stores such as Ningbo Intime Department Store, New World Department Store, New Hualian Department Store and Chenghuang Temple Shopping Mall, and foreign star hotels such as Marriott, Howard Johnson, Nanyuan, Xinyuan, Fortune Bund hotel in the DIstrict. A group of big plaza, supermarket and shopping centers such as Tianyi Plaza, Heyi Avenue, Moonlake Flourishing Garden, TESCO, Xin Yijia, NGS, Trust-Mart and Auchan Supermarket successively invested and entered in the District. Main financial institutions of the city, departments of commodity inspection and customs, etc are set up in the District, too.

In recent years, following the economical principle of "Development, Collection, Exploration", and economical development strategy on real estate, Haishu District had made great effort on promoting service industry, especially on modern service industry and the industry structure is keeping upgrading and optimizing. In 2009, the overall economic performance of the District has shown as "Low at the beginning but risen steadily and stable recovery," the growth rate and recovery rate of a number of major economic indicators, such as the regional gross domestic product (GDP), above-scale industrial output value and total fixed asset investment, were higher than the city average. Annual GDP achieved 35.817 billion yuan, with an increase of 8.8% than last year.

The development level of service industry maintains the first of the city, and the added value of service industry has broken through 30 billion, reached 30.301 billion yuan, accounting for 84.6% of GDP. With the significant first-mover advantage of modern service industry, the District continues to increase the intensity of modern service industry investment promotion, and the advantages of eight sectors of modern service industry development have become more evident. With Standard Chartered Bank, China Film Group and a number of well-known companies signed contracts with Haishu, the District introduced a total of 755 modern service enterprises, registered capital reached 889 million yuan. The annual added value of modern service industry achieved 15.346 billion yuan, 17.4% higher than last year, by increase of 7.2% higher than that of service industry sector, accounting for the proportion of value added services to break 50.0%. The financial sector continued to strengthen a dominant position, the annual added value of the financial industry reached 8.328 billion yuan, increased by 14.8% than last year, accounting for 54.3% and 27.5% of modern service industry and service industry sectors respectively.

With the entering of LV, Standard Chartered Bank, Metlife and a number of international famous brands and enterprises, Haishu District gathered many excellent companies in modern service area. The added value of eight modern service industries, such as international trade, modern logistics, information industry and modern commerce, finance, intermediary services, cultural industries, and tourism, have reached 50% in that of tertiary industry. There are 98 business buildings above 9 floors in the District and the total area of commercial buildings up to 3.31 million square meters.

In the whole year, the total retail sales of consumer goods realized 23.941 billion yuan, increased by 11.1%. Relying on the advantages of core business sector in Tianyi Square, many large events like Ningbo Shopping Festival, Hong Kong Jewellery Show, Taiwan Folk Culture Show, and with the grand opening of Heyi Avenue and Riverside Leisure Square, International Shopping Centre, Intime and New Hualian Shopping Center, Haishu District is beginning to have deeper business atmosphere and flourished traditional business sector. Ningbo Shopping Festival has been successfully held in Haishu for three years and has formed a unique festival brand. Haishu District is now striving for the goal of building itself into a modern urban center with economic vigor and social harmony.

Heyi Avenue

Heyi Avenue is located by Three-River-Confluence that with the saying “Ningbo Jiangxia is better than anywhere else in the world”. With a total construction area of about 230,000 square meters, including 124,000 square meters of commercial, it is the largest project of urban development projects in Ningbo so far, as well as an important component of the construction of integral Three Rover Cultural Gallery in Ningbo City. Composing of Heyi Avenue Shopping Center, Riverside Landscape Belt and International Five-star Marriott Hotel, Heyi Avenue is one of the top-grade international commercial and leisure centers in Zhejiang Province. Moonlake Flourishing Garden
Located in core business circle of Ningbo City, reaching Yanyue Street and Gongqing Road in the east and arriving at Zhongshan West Road in the north, covering a total regional area of about 49,000 square meters, Moonlake Flourishing Garden is a key project of Ningbo “Development of Center District” Strategy, one of eight historic and cultural streets of Ningbo, Ningbo key tourism project and the commercial estate project with the most brand value in Yangtze River Delta in 2009. Now it preserves the t

raditional River South streets and lanes such as Yujia Lane, as well as the historic and cultural architectures such as former residence of Chen Yumen (inventor of Chinese mahjong) and former residence of Yang Fang (No. 1 comprador of Ningbo in modern times).

Moonlake Flourishing Garden inherits on the development concept of “protection, inheritance, innovation and transcendence”, comprehensively uses the architectural means such as site protection, renovation, movement, new construction and space transformation, takes the traditional san-ho-yuan (three-section compound, a central building with two wings attached perpendicular to either side) of River South as the design blueprint, preserves the appearance of the original courtyard in River South, and endows it with new commercial and operation value. The orientation is “brand, leisure, fashion and feature”.

Xinxing Commercial Center


Reaching West Huancheng Road in the east, Xinxing Road in the north, Liyuan North Road in the west, and adjacent to one of the largest residential areas in Ningbo City—Qinglin Bay Community, Xinxing Commercial Center is the western commercial center in the planning of Haishu District. Covering a total land area of about 232mu and having a plot ratio of 2.2, the nature of the land block is commerce, with a total development area of about 340,000 square meters. After finishing the construction, Xinxing Commercial Center will be a sub-center urban area integrating the service functions such as leisure, shopping, catering and entertainment, and taking comprehensive shopping mall, specialized chain supermarket and international shop as the main trade mixes,

Riverside Business and Residential Area by Yinfeng Road
Adjacent to Fenghua River in the east, next to Hang-Yong Express Way in the south, connecting with Nantang River in the west and near Beidou River in the north, Riverside Commercial and Residential Area on Yinfeng Road is the southwest gateway in the urban core area, with a total regional area of 1.6 square kilometers. According to the preliminary control plan at present, the constructing scale of the land block is 1,820,000 square meters, including around 780,000 square meters of residential building and around 790,000 square meters of

commercial and office building.

1st-phase project mainly develops commercial and financial center and riverside top-grade residential area, with a construction area of 900,000 square meters, including around 120,000 square meters of residential building, around 550,000 square meters of office building and around 135,000 square meters of commercial building. 2nd-phase project mainly develops top-grade residential area, entertainment, tourism distributing center and public facilities, covering a construction area of about 920,000 square meters. After finishing the construction, Riverside Commercial and Residential Area on Yinfeng Road will become a new area integrating urban landscape, commerce and trade, residence and leisure, and historic street protection.

Science and Technology Building
Construction scale: this project covers a total land area of 8100 square meters and a total construction area of 59,500 square meters.
This project is a commercial office building invested and developed by Haishu district government, covering a total land area of 8100 square meters and a total construction area of 59,500 square meters. It has a main building of 26 floors and a podium building of 3 floors, with a construction area of 48,800 square meters on the ground (including commercial area of 6600 square meters);2 floors underground cover a construction area of 10,700 square meters, where can park 405 vehicles and 1390 non-motorized vehicles. It plans to introduces the modern service industries such as the regional headquarters of domestic and foreign big companies, development of computer application software, computer system service, information service and broadcasting, research and development organization, finance and insurance, modern logistics, agency and consultation to enter in the from of renting of commercial building.

Location Advantage of Project
Located in the core section of Zhongshan West Road, this project is in the mature area of Haishu District, with the administrative and service agencies such as Ningbo Customs and Ningbo Commodity Inspection Bureau, as well as 81890 Service Center, with obvious location advantage and convenient traffic location.

Global Center
Construction scale: the land area is 17014 square meters and the total construction area is 130,000 square meters.
This project is located at the east of Tianyi Plaza and the crossing of Yaohang Street and Rixin Street. The buildings compose of Grade A office building, top-class administrative and commercial building, super five-star Westin Resort and six-floor flagship commercial center.

Global Center connects the two most important commercial streets in Ningbo—Zhongshan East Road in the north of the base and Yaohang Street in the south, and constructs the commercial heart north-south axis together with Tianyi Plaza in the west of the base.

Intime International
Construction scale: the total land area is 3310 square meters and the total construction area is around 31745 square meters.


This project has a total construction area of 31745 square meters, including a construction area of about 25620 square meters on the ground and about 6125 square meters underground. The project is top-grade office building of a single building, with good sales status at present. Now it has already introduces the modern service industries such as finance and insurance, modern logistics, agency and consultation to enter. The space 1st to 3rd floor of this project is shops. They have finished renting and introducing world top commercial brands to settle down.
